Utilizing the Closing Portal represents the quickest and most streamlined method for interacting with your closing file. You can find detailed instructions to register or order documents below.

RESALE DOCUMENTS

The documents and disclosures available for fulfillment through the CiraConnect Closing Portal include the following: 

STATEMENT OF ACCOUNT

Statement of Account (also known as an "SOA'', Inquiry, Payoff, Estoppel, Paid Assessment Letter, or a Demand Letter, depending upon the local market)
The statement of account is a document that details the current amount due from the current owner as well as any future amounts due, proration adjustments, advance assessments to be collected, document request fees, conveyance processing fees and any other charges based upon the details of the planned property sale or refinance.

RESALE CERTIFICATION

(also known as a Disclosure Package)
A resale certification, or disclosure package, includes a written certification regarding information about the property and the community association along with documents that may include the following:
o    Governing documents (e.g. restrictions, bylaws and rules)
o    Community association certificates of insurance
o    Community association current budget and financial reports

LENDER QUESTIONAIRE

A lender questionnaire is a mortgage lender form with questions pertaining to the community association to be completed as part of the lender's underwriting process of a buyer's application for a mortgage loan. Closing Portal Registration Steps

Requesting any of the resale documents listed above through the CiraConnect Closing Portal is a straight forward process, but users are required to first register for use on the portal. Because we will be providing the requestors with information about owner's accounts, we strive to be diligent in verifying the locations of the offices of those users requesting access, and location verification will typically take up to 24 business hours. Therefore, first time registrants are advised to register in advance of needing to request fulfillment of a document to allow for that verification process. While most title agents are familiar with portals similar to the CiraConnect Closing Portal and have no problems with registration and usage, we do have a Tip Sheet available to assist them in the registration process in CiraHelp.

1. If you have never used the closing portal before, click on the blue “Register New Account” link under the “Log In” button. Go to www.ciranet.com/ClosingPortal/ and click 'Don't have an account?' below the Log In button.

2. Create your User account by entering your Username, Password, Email Address, and Creating a Security Question.
Note: Username may not contain spaces.

3. Next, check your email inbox and open the email with the subject line ‘Ciranet Portal Registration’.  Click on the link within to activate your account.

4. On the Activate User Account Page, enter your Location ID, First Name, Last Name, Work Phone, Cell Phone and Fax Number.
NOTE: All Phone Numbers must be entered in (999)999-9999 format.  Any number you cannot fill in can be left blank.

If you do not know your Location ID, click on blue link "Don't Know" above the form. 
Use the Search box to search for your Company’s Name and Physical Address.

If Unable to Locate your Company in the drop down list, click on the blue link above the drop down menu.  

5. Complete your registration by filling in your Company Name, Company Type, Location Address, First Name, Last Name, Work Phone, Cell Phone, and Fax number.

All phone numbers must be entered in (999)999-9999 format.

6. Click “Create Location” to register your Location ID and Complete Registration.

Your account will be verified over the next 24 hours, not including weekends.  Once complete, you will be able to log in and order by clicking on “New Request” at the top of the page.

Using the Closing Portal is the fastest and most efficient way for you to interact with your closing file, to request a Statement of Account, a Resale Certificate, Estoppels, Refinance, Transfer, or other closing support.

How long does it take to fulfill a closing documents request?

The timing to fulfill requests can vary significantly based on numerous factors. Generally, requests will be fulfilled within 5-7 business days depending on the community but can be expedited when needed for additional rush fees. 

How can I check the status of a request?

The status of requests that have been submitted through the Closing Portal can be found there. Completed requests are available for download within the Closing Portal.
